Please forward my note below to members of the Jersey City Planning Board in a timely fashion and before their meeting on Oct. 16. Thank you.
Dear Walt Boraczek, Larry Eccleston, Steve Lipski, Michael Sims, Frank DeSanto, Mike Ryan, David Ruiz, Roseanna Petruzzelli, Leon Yost, Karen McIntyre and Michael Jenner,
I support the current Powerhouse Arts District Redevelopment Plan (the PAD Plan), and I am deeply disturbed by Pennsylvania-based Toll Bros proposed amendments to this plan that you are considering at your next meeting, Oct. 16.
Toll's proposal destroys the unique character of the neighborhood by quadrupling the allowable height and doubling the allowable density, tearing down buildings representative of Jersey City's historic legacy, and digging up one of Jersey City's last cobblestone street. Toll's proposal also greatly diminishes the quality of life of current PAD residents, taxpayers and voters by putting the North side of Bay Street into permanent shadow, providing only half of the open space required by the PAD plan, and increasing traffic on the district's narrow streets. Furthermore, this proposal destroys the very premise of the PAD plan by eliminating affordable housing for artists and reducing the number of live/work loft units to a paltry 12 out of 900 proposed units - shameful!
There is no shortage of luxury condo high-rise housing on the boards and in the ground in Downtown Jersey City. I appeal to you now not to put the long term health of Jersey City in jeopardy with this ill-conceived and poorly executed proposal.
I request you require Toll Bros to work with the Powerhouse Arts District Neighborhood Association, the Jersey City Landmarks Conservancy, ProArts, the Downtown Coalition of Neighborhood Associations and other stakeholders in this district to protect and encourage Jersey City's arts, diversity and historic legacy for ALL of Jersey City to enjoy for years to come.
